19th century building complex, which recently underwent a renovation
that was completed in 2020 and that also included construction of a
stylish new building, is centrally located between the train station
and Viadrina: the Ferdinandshöfe.
Each apartment (shared apartment or studio) is state of the art: customised
furniture, a stylish bathroom and a practical kitchenette, fast internet,
countless communal areas, barrier-free and with a great community.
And all this from a manageable 480 per month "all-in", i.e. including basic
rent, furnished, heating and operating costs such as rubbish, house cleaning,
maintenance, high-speed Internet and electricity flat rate.

Who are the apartments at Ferdinandshöfe intended for?
As a rule, we rent to students, interns, doctoral candidates and apprentices/trainees.
What is the apartment rent?
The rent is €580 for studios, €480 for shared apartments and €780 for XL-Studios.
All prices are warm rents including heating and operating costs, rubbish charges, house cleaning, maintenance, high-speed internet and electricity flat rate.
There are no further costs for you.Is it true that ALL additional costs are included in the rent?
All ancillary costs such as heating and operating costs, rubbish charges, house cleaning, maintenance, high-speed internet and electricity flat rate are included in the rent.
Please note that Germany’s television and radio license fees are not part of the rent and therefore have to be paid by the tenant.Is there a minimum rental term?
The minimum rental term is six months. For short-term apartments the minimum rental term is one week.
Can I view my room?
You can of course visit the Ferdinandshöfe and have a look at the available apartments on site. Simply arrange a viewing appointment using the contact form.
How do I get a rental agreement?
Just click the “rent today” button in the top right corner and follow the individual steps.
What documents do I need to present?
A valid copy of your personal identification/passport/visa and your certificate of enrolment/training contract.
In some cases you will need to provide us with a current registration certificate from the residents’ registration office (not older than 14 days).What do I have to do after I have received my rental agreement?
You simply confirm the rental agreement documents by mail and return them to us within the time limit we set for you. You receive the signed original documents when moving in.
How much is the rental deposit?
The deposit is two-months’ rent per individual room/apartment.
(You will be told the precise amount when you receive the rental agreement.)
Please transfer the rental deposit to our account at least two weeks before the start of the rental term together with the first month’s rent. You can find the bank details in your rental agreement.What do I have to bring with me to move in?
The apartment is completely furnished with furniture.
You should bring your own cooking utensils, bed linens and towels, as well as any personal items you need to make yourself at home. -

Where can I read the house rules?
The house rules are a part of your rental agreement. You can find them under section 5. If you misplace them, you can request the house rules from us by e-mail.
How long does my rental agreement run for?
It is best to check your rental agreement for this information.
Under section 2 Rental term, you will find the start of the rental term and additional information on the term of your agreement.
Please contact us in due time before the end of your rental term if you would like to stay longer. The maximum rental term is in any case 8 semesters, that is, 4 years.Can I sublet my apartment?
If you want to sublet, you need to obtain written permission from us to do so in each individual case. The best way to do this is to contact us by e-mail.
PLEASE NOTE: Unauthorized subletting constitutes a rental agreement breach that will be met with legal action if necessary.What is my address if someone wants to send me something?

Ferdinandshöfe offers all residents many great areas for common use – free of charge and without prior reservation*:

Are there washing machines and dryers?
Yes, you can conveniently wash your clothes in our laundromat.
Are there parking spaces?
Ferdinandshöfe offers about 100 parking spaces for cars (€38.00/month) and bicycles (free of charge).
Can I hang pictures and paint the walls?
You can of course furnish your apartment the way you see fit, but you do so on the condition that the apartment is returned to its original state when you move out. If not, we will have to charge you for repainting. Making structural and technical changes is not permitted.
Who can I contact if I have problems in my apartment?
There is a concierge service in the Ferdinandhöfe that is permanently on site. The easiest way to contact him with your enquiry is to use the Ferdinandshöfe administration form or the telephone number at the bottom of the page.

Providing notice, moving out

When and how can I provide notice that I want to terminate my rental agreement?
You can terminate your rental agreement as of the end of the semester by providing written notice at any time that is at least four weeks before the semester end (exception: the minimum rental term of three months and limited rental agreements). Note here that the termination notice must be received by the management by this date.
What do I have to do before I move out?
- You must provide the management with written notice of termination in due time.
- The management will send you a confirmation of termination in which the actual end of the rental term is specified.
- It is necessary for you to pay your rent until the actual end of the rental term even if you may want to move out earlier.
- Together with the building technician, the rental parties are to carry out a joint preliminary acceptance inspection no later than approximately 14 days before the actual end of the rental term. At this appointment, the building technician will point out possible defects to you. This leaves you 14 days to have the defects rectified in a professional manner.
When will I get my deposit back?
Handover/return of your apartment is usually carried out by the caretaker with you present. The condition of your apartment will be examined, and the handover will be recorded in a report. If there are no complaints or defects, you will get your deposit back in full. If your apartment needs to be repaired, the cost of the repair will be deducted from the deposit.
Payment/transfer is usually made within 6 weeks after the end of the rental term to an account to be named by the tenant (such as your account or your parents’ account) (see handover report). In the event of more extensive repair work, repayment of the remaining amount could also take longer. It depends on factors including availability of craftspersons or the required material. -

Where is the Ferdinandshöfe located?
The Ferdinandshöfe is located in Frankfurt (Oder) directly between the train station and the European University Viadrina (approx. 5 to 7 minutes’ walk). The centre of Frankfurt (Oder) is also in the immediate vicinity.
When was the Ferdinandshöfe built?
The Ferdinandshöfe looks back on a long history that is rich in tradition. The complex was constructed as a brewery in the middle of the 19th century. After that, it was converted into a bedspring factory and then a distillery.
Have the buildings been renovated in an environmentally friendly way?
The Ferdinandshöfe has been certified with the “Seal of Quality for Sustainable Housing”. The renovation was planned and implemented with sustainability in mind. The existing structure was kept and reused in part, allowing a great deal of “grey energy” to be conserved. In this way we make it possible for you to live with a minimal CO₂ footprint.
Is the Ferdinandshöfe handicapped accessible?
Yes. All apartments, common areas and pathways are accessible to the handicapped.
Are there different apartments to choose from?
Everyone can find the right apartment at the Ferdinandshöfe, whether you are looking for a single apartment, a room in a two- or three-bedroom shared apartment or an entire flat.

Each apartment is rented newly* furnished with a:

A modern kitchenette with sink, stove and refrigerator is available in every apartment as well as a new* bathroom with shower, washbasin and toilet.
